Block 57

Formerly known as the Midtown Office Center, Block 57 is located on the LBJ Freeway between Montfort Road and Preston Road. 

Dogwood Capital purchased this distressed asset out of foreclosure and implemented its vertically integrated asset services approach to pull tenants from the surrounding submarkets. The full-scale renovation included:  common corridor and restroom renovation, lobby renovation, new common conference center, new tenant lounge, new fitness center, golf simulator, parking lot repairs, improved lighting, exterior upgrades, and a complete landscaping overhaul.  Within 12 months of closing, Block 57 experienced a 50% occupancy gain and a 25% rental rate growth for new leases.
